Clear, Upfront Pricing for Reactive Maintenance
We believe pricing should be simple, transparent, and agreed before we attend. When something has gone wrong, the last thing you need is uncertainty around costs.
Our rates are based on time and attendance. You’ll know the minimum charge that applies, the hourly rate, and whether the visit falls within standard hours or out-of-hours before we arrive. There are no hidden fees, no surprise add-ons, and no vague pricing once the work is complete.
If we attend, assess, diagnose, or carry out any work, the applicable minimum charge applies. This covers our time, travel, and professional attendance.
24/7 Reactive Maintenance Call-Outs
For Issues That Can’t Wait
Reactive maintenance covers unplanned issues that need attention now. These are problems that stop a property functioning properly, risk damage, or affect safety, access, or occupation.
This includes situations such as leaks, plumbing failures, access issues, electrical make-safe work, property damage, and urgent faults affecting tenants or guests.
We operate a genuine 24/7 call-out service, including evenings, weekends, and bank holidays. Availability is prioritised based on urgency, location, and existing call-outs.
How Call-Out Pricing Works
Time and Attendance Based
Call-outs are charged based on time and attendance. This includes travel to the property, assessment of the issue, and labour carried out during the visit.
A minimum charge applies to all call-outs. This covers the first period of attendance and ensures we can respond quickly when issues arise. Any additional time beyond the included period is charged at the applicable hourly rate, billed in sensible 15 minute increments.
Materials are charged separately where required. Time spent sourcing or collecting materials is chargeable.
Emergency and out-of-hours rates reflect unsociable hours and prioritised availability and are explained and agreed before attendance.
Standard Business Hours Pricing
Monday to Friday, 9am–5pm
During standard business hours, our minimum fee is £150, which includes the first two hours of attendance.
Any additional time required is charged at £75 per hour, billed in sensible increments after the first hour.
This pricing covers travel, attendance, assessment of the issue, and labour carried out during the visit. Materials are charged separately where required, and time spent sourcing or collecting materials is chargeable.
Out-of-Hours & Emergency Pricing
Evenings, Nights, Weekends & Bank Holidays
For out-of-hours and emergency attendance, the minimum call-out fee is £225, which includes the first hour.
Any additional time is charged at £112.50 per hour, reflecting unsociable hours and prioritised emergency availability.
These rates apply outside standard business hours and are always explained and agreed before attendance.
