We are set up to act as a single point of contact for routine call-outs and urgent problems, helping agents resolve issues efficiently and close jobs properly.
Emergency attendance is available when required, with clear separation between planned maintenance and urgent call-outs.


Approved letting agents benefit from discounted trade rates during standard working hours.
Standard Working Hours (Monday–Friday, 9:00am–5:00pm):
These rates include labour and common consumable materials such as pipework (up to 1m), fittings, elbows, seals and common lightbulbs as we carry these on stock on our vans. Major parts are charged separately and must be approved before installation. Items such as drain components, shower units, toilet siphons, toilet fill valves, shower bars, and other specialist or branded parts. All pricing is explained clearly before work proceeds.
Out-of-hours attendance applies to any work carried out outside normal working hours, which are Monday to Friday, 9:00am to 5:00pm. All work carried out in the evenings, overnight, at weekends, and on major public or bank holidays is treated as out-of-hours service.
Out-of-hours work is charged at double the standard rates. This means a £180 minimum call-out fee, which includes the first two hours of labour, with any additional time charged at £130 per hour.
These rates reflect unsociable hours and prioritised emergency availability. All out-of-hours pricing is explained and agreed before attendance, and no work is carried out beyond the agreed scope without approval.


Approved letting agents may be offered Net 30 payment terms, subject to account approval.

Yes. Our charges are based on time and attendance. If we attend, assess, or carry out make-safe works, the applicable minimum charge applies regardless of outcome.
We’ll make the issue safe where possible and advise on next steps. Any return visit is chargeable and subject to the applicable minimum charge. Usually we can source parts quickly (same day) from local suppliers.
We can provide estimates where possible, but many jobs are charged on a time-and-attendance basis due to the nature of maintenance and repairs.
Yes. Time spent sourcing materials is chargeable, and materials are billed separately at cost unless agreed in advance.
No warranties or guarantees are implied unless agreed in writing beforehand. All work is carried out on a best-endeavours basis.
